It is an address notification, it belongs to the owner of the property, and it becomes your problem at the counter. This page explains the filing, the window, and the receipt that matters later.

General information, not advice about your case. Procedures change, so where a detail matters to your application we confirm it with you rather than print a figure here that could be out of date.
TM30 is your landlord's duty and your problem. The gap between those two facts is where the trouble lives.
Prefer this handled for you?
An address notification, not a visa, and nothing to do with your permission to stay.
The obligation sits with the owner of the property. In practice it is arranged by the tenant.
When the clock starts, and what re-entering the country does to it.
How a missing filing surfaces, usually at the worst possible counter.
The commonest misunderstanding on this topic is that a TM30 has something to do with your visa. It does not.
A notification to immigration that a foreign national is staying at a given address. It records where you are, and nothing else. It is not a visa, it is not a permission, and it does not extend anything.
The obligation sits with the owner of the property, not with you. That is a fine distinction to explain at a counter when your extension is being held up because nobody filed it. In practice, the tenant who arranges it is the tenant who does not have the argument.
In a condominium the duty usually sits with the owner or the building office. In a house it sits with an individual landlord, who may never have filed one.
There is an online route and a counter route, and which one is open to a given property depends on how the owner is registered. We use whichever one the case allows rather than the one that is easier to describe.

Send us your address and the date you last entered the country. We check the record before anything is filed.
The filing takes minutes. Missing it does not, and it usually surfaces at the worst possible counter.
There is a window that starts on arrival, and the clock restarts every time you re-enter the country. That last part is what catches people who travel.
The number is published here only once it has been checked, because a stale window is worse than no window at all.
The notification receipt is the document that matters later. It is what your next extension or 90-day report will ask for, and it is the reason we keep a copy of every filing we make.
It becomes visible at the next thing you apply for, which is a bad moment to discover it. There is a penalty, there is a delay, and there is a conversation at the counter that nobody enjoys. It is dealt with rather than argued about, and sooner is cheaper.
A Thai-language summary of this page is planned, written for owners rather than tenants. Until it exists, send your owner to us and we will explain the filing to them directly.
Hua Hin Visa Concierge is a private visa and immigration administration agency. We are not a law firm and we do not provide legal advice. All applications are decided by the Thai authorities, and no outcome can be guaranteed.
One service page, and the two guides that sit either side of it.
Filed inside the window, for tenants and for landlords who would rather not.
Online, by post or in person, and what to do when you have missed one.
Everything a new arrival files, in the order it becomes due.
